This direct management approach also allows us to maintain greater visibility into portfolio performance, capital planning and tenant engagement across the platform.
Construction
Execution and Operational Efficiency
Our in-house construction platform supports portfolio assets — as well as select third-party assignments — through a disciplined, execution-oriented approach to project delivery.
Capabilities include tenant improvements, capital projects, renovations, repositioning initiatives and common-area upgrades across a range of government-leased property types (and within other commercial asset classes).
By integrating construction capabilities within our broader platform, we enhance project oversight, minimize/eliminate tenant disruption, control costs and accelerate execution timelines — while maintaining an institutional-quality standard all along the way.
Development
Purpose-Built for Government Tenancy
In addition to investments via acquisition, GIP also develops institutional-quality facilities designed to support the operational and technical requirements of federal and state agencies.
Our development platform manages the full lifecycle of a project, including site sourcing, entitlement, design coordination, budgeting, capital stack development, construction oversight and delivery.
