INVESTMENT STRATEGY & OBJECTIVES

Government Investment Partners seeks to generate a relatively high, stable stream of current income while providing for the preservation of capital with the opportunity for longer term capital appreciation. To accomplish this, GIP pursues investment opportunities in assets that provide attractive current yields along with shorter‐term capital appreciation that can be achieved through enhancing the lease’s term and/or economics.

INVESTMENT STRATEGIES

  1. Our Strategy focus is on high quality, higher income properties with geographic, tenant agency, and lease term diversification.
  2. Properties that point to long-term occupancy by providing any or all of the following attributes: national security, cost effective, legally/legislatively required, unique governmental function, or barriers to mobility.
  3. Government agency leases with sufficient remaining lease term, where the lease and operational risk profile offers returns that are superior to comparable assets with longer lease terms on a risk-adjusted basis.
  4. Utilize long-standing relationships with owners and developers of government-leased assets and the brokerage community.
  5. Leverage the teams’ experience and extensive track record in the government real estate marketplace.

INVESTMENT OBJECTIVES

  1. Government Investment Partners seeks to generate a relatively high, stable stream of current income while providing for the preservation of capital with the opportunity for longer term capital appreciation.
  2. To accomplish this, GIP pursues investment opportunities in assets that provide attractive current yields along with shorter‐term capital appreciation that can be achieved through enhancing the lease’s term and/or economics.
  3. These objectives are met through the purchase of real estate assets that are leased to agencies of the U.S. Government either directly or through the General Services Administration (GSA) in conjunction with real estate assets leased to select U.S. state, county, and municipal government agencies.
  4. Government-leased real estate typically provides lower volatility than intermediate U.S. Treasuries and core real estate.
